How much should you offer? It’s one of the most common questions I get from buyers looking for homes for sale in San Clemente, and my answer is always the same. At Mania Persekian, REALTOR, I work as a San Clemente real estate agent who helps buyers set an offer they feel confident about, with real numbers behind it.
What Is the Right Amount to Offer on a Home in San Clemente?
The right offer is what you can live with if you don't get the house, knowing you put your best foot forward without straining your budget. In San Clemente, Redfin's market data shows homes sold at 99.0% of list price in August and 24.4% sold above list.
Some homes sell below the asking price, and some sell above it, so there is no single rule like offering a set percentage under the list. The number has to come from the home itself and from your own finances.
I put it to buyers this way: your offer should leave you able to sleep at night and still let your kids play sports, take a vacation, and live the way you want to live. If the house goes to someone else, you should be able to say you gave it your best. If it becomes yours, you should still be able to afford the life that comes with it.
I shared the same advice on Instagram:
How Do Comparables Help You Decide What to Offer?
Comparables are recent closed sales of similar homes nearby. I run them on every home to check that the listing agent priced it correctly, then combine that with what the listing agent tells me and my read of the market. The result is an informed opinion on your offer, not a guess.
A comparable is only useful if it is truly similar: the same neighborhood, a similar size and age, and a similar condition. A home that has been updated sells differently than one that has not, so the adjustments matter as much as the sale prices themselves.
Comparables show where the asking price sits:
- A price above recent sales suggests room to negotiate.
- A price in line with recent sales suggests a fair place to start.
- A price below recent sales suggests the home was priced to draw several offers at once.
Redfin reports that homes in San Clemente received two offers on average over the three months ending August 2026, so competition is a real factor in what you offer, not a hypothetical.
Price history belongs in that picture too. When I represented the buyer on 1 Via Jazmin in San Clemente, the home listed in August 2024 at $3,599,000 was reduced to $3,485,000 about three weeks later. It went contingent in late September and closed in November 2024 at $3,495,000, which was $10,000 above the reduced price and $104,000 below the original ask. A reduction like that suggests the seller has already adjusted to what the market will pay, and it is part of what I review alongside the comparables before recommending a number.
Who Makes the Final Decision on Your Offer, You or Your San Clemente Real Estate Agent?
You do. Your agent runs the comparables, gives an opinion based on the market and the conversation with the listing agent, and explains the strategy. The final number is yours, because only you know your budget and what you are unwilling to give up to win a house.
I will always have an opinion on what you should offer, and I will tell you what it is. But at the end of the day, the decision is yours. My job is not just to get you a house. It is to get you the right house at the right price for your life and to walk you through the numbers, strategy, and market trends so you feel confident in your decision.
How Do You Avoid Regret After Making an Offer?
Set your maximum before emotions take over, base it on comparables, and decide in advance what you will do if the price goes beyond it. Regret often comes from stretching past your budget or from walking away over a small gap, so knowing your limit protects you from both.
Before you write an offer, work through three questions. They matter most for a first time homebuyer, but every buyer benefits from answering them:
- What monthly payment lets you keep the life you want, including activities, travel, and savings?
- What do the comparables say the home is worth, and how far is the asking price from that number?
- If another buyer offers more, what are you willing to do, and what would make you walk away?
How Should You Start the Offer Conversation Before Touring Homes for Sale in San Clemente?
Talk to an agent before you tour, not after you fall in love with a house. Share your budget and priorities, ask how they run comparables, and get an opinion on strategy early. A number set in advance makes each offer decision calmer and easier to make.
Your agent should be able to show you the comparables behind any number they suggest. If you are ready to buy a home and want to talk through homes for sale in San Clemente, the first conversation costs nothing. I will walk you through the process and help you get the home you love, without regrets.
